Maharashtra IGR to check all documents from 2020-22 for rule breach

Pune : RERA registration is mandatory for every realtor wanting to develop residential or commercial property on an area of more than 500sqm or the number of proposed apartments in all phases is more than eight. The state office of the Inspector General of Registration and Controller of Stamps (IGR) has sought review of all property registrations carried out between 2020 and 2022 to address rising complaints about violation of various laws governing the real estate sector in Maharashtra.
Officials from the property registration department told TOI that committees have been formed to check property documents at all the 519 offices across the state to rule out violations of the Real Estate (Regulation and Development) Act (RERA), 2016, and the Maharashtra Prevention of Fragmentation and Consolidation of Holdings Act, 1947.
RERA registration is mandatory for every realtor wanting to develop residential or commercial property on an area of more than 500sqm or the number of proposed apartments in all phases is more than eight. There is a ban on registration of fragmented and small pieces of land under the Maharashtra Prevention of Fragmentation and Consolidation of Holdings Act of 1947.
